Proposed Residential Units, Basingstoke, Hampshire
The Southern Cooperatives commissioned us to come up with a housing scheme to replace an existing vacant retail unit in Basingstoke in order to present their proposals to a housing association. After viewing the site and the surrounding housing stock we designed a housing layout in keeping with the area and the requirements of the local council.
The proposal offers a mix of one and two bedroom flats and two and three bedroom houses with gardens - all orientated to face south or west.
The site (some 0.54 hectares) has been vacant for over two years suggesting no commercial value. There is sufficient retail floor space elsewhere in the Borough and therefore the loss of retail floor space would not impact upon the objectives contained within PPS6.
Proposal offers a mix of private homes for sale 55% and affordable homes of 45% in line with PPS3.
The layout offers a large area of public open space to the south end of the site well away from the roads and with good fencing will provide a secure children's play area.
The proposed density is 76 dwellings per hectare, which is above the required minimum but not excessive in this sub-urban location.
